Croatia property prices: Homes within 100 metres of the sea ask almost 30% more

Homes close to the sea in Croatia are commanding a significant price premium, with properties within 100 metres of the water carrying median asking prices almost 30% higher than those more than a kilometre away.
An analysis by Croatian property search platform Kvadratko.hr found that the closer a property is to the sea, the higher its asking price per square metre.
The study examined 5,188 apartments and houses for sale with a known distance from the sea, from a total of 17,905 active listings on the platform.
Properties located within 100 metres of the sea had a median asking price of €4,355 per square metre. By comparison, homes more than one kilometre from the water had a median asking price of €3,357 per square metre.
That represents a difference of €998 per square metre, or 29.7%.
The analysis found a consistent decline in median asking prices across every distance category.
Properties between 101 and 300 metres from the sea had a median asking price of €4,176 per square metre, while those between 301 and 1,000 metres stood at €3,963 per square metre.
Beyond one kilometre, the median fell to €3,357 per square metre.
Cres leads island property prices
The analysis also compared median asking prices across Croatian islands and the Pelješac peninsula, including only locations with at least 30 active listings.
Cres recorded the highest median asking price at €4,644 per square metre, followed by Vis (€4,432) and Krk (€4,361).
Lošinj followed at €4,264, while Pelješac recorded €4,000. Čiovo (€3,900), Brač (€3,894), Murter (€3,785) and Hvar (€3,677) were next.
At the lower end of the island comparison were Rab at €3,198 per square metre and Korčula at €3,000.
Krk had by far the largest supply of properties among the islands included in the comparison.

Kvadratko stressed that the figures represent asking prices rather than completed sale prices. Differences can also reflect factors including location, property type, size and the characteristics of individual listings.
